What types of homes do you buy?
We buy houses in all sizes, prices ranges and types. We regularly purchase condos, town homes and single family homes regardless of the condition.
Are you a real estate agent or REALTOR®?
We are not agents or REALTOR's®. Because we buy houses in Southern California directly from homeowners we skip the "middle-man", and you are able to save when selling your homes. We buy houses for a living, and all transactions are handled professionally by a reputable escrow company.
What if my house needs lots of work or needs updating?
No problem. We purchase houses in any condition, regardless of the amount of work that it needs. You don't need to worry about termite inspections, repairs, pulling permits or dealing with any of the issues in your home. This will save you thousands of dollars because typically homes listed with agents require a minimum amount of work in order to be eligible for traditional financing and mortgages.
Is it a problem if my house has code violations or title issues?
We buy houses across Los Angeles and Orange County with title issues, code violations and other issues. We specialize in fixing these problems, which means we can offer you a fair price for your home.
What does it cost me to sell my home to you?
It will cost you $0. That's right, there is no fees or commissions when we buy your home. Traditionally with agents or brokers it can cost thousands of dollars to sell traditionally. But because we buy with cash and close on a date of your choice you won't pay any of these additional costs (repairs, transfer taxes, title insurance, escrow fees, selling cost, holding costs, taxes, the list goes on and on).
What if I am in foreclosure or behind on payments?
I can buy your house at any stage of the foreclosure process except after the Trustee Sale has taken place. Time is of the essence in these situations, so please call now. What if I have no equity in my home? I do buy homes with no equity depending on the estimated value and other factors. Give me a call to discuss the details if this is your situation.
If I receive an offer, am I obligated to sell my house to you?
Nope. We've never bought a house from someone who didn't want to sell. If my offer meets your needs awesome. But if it doesn't, thats okay too. We're here to provide a solution, but it's your decision to sell.
Can I trust you?
Out of all the questions here, I think this one is the most important. The answer is yes. We know what it's like to be out there searching for a solution, but our goal is to help get you the most we can for your property. If it's a better option to go somewhere else, then we'll tell you that. If we think we can help, we'll tell you that too. We can't stay in business unless we're actually helping people, which is what we strive to do.
I submitted my information, now when can I expect to here from you?
We'll give you a call as soon as we can. Typically within a few hours, but at minimum within 24 hours. If you give us a call, we answer the phone during office hours between 9am to 7pm, unless we're working with someone else on the other line. So we're here when you need us.
Why should I sell you my house? Because I'll give you a fair offer, on a timeframe that works for you. Whatever the reason you're selling, we'll work with you to help you determine a solution. We work with folks from all backgrounds, going through a variety of situations and we're not here to judge.
